The programming phase is where our team begins with in-depth planning and research to define the project's goals, needs, and functions. We develop preliminary layouts, explore multiple options, and review requirements and timelines to align with project goals.
We take the programming and conceptual designs and translate them into spatial designs, using concept images, schematic floorplans, and 3D models to clearly communicate options. Multiple options are presented to help you select the one that best fits your needs and preferences.
The design development phase serves as a midpoint review between the schematic design and the permit/ construction documentation phases. Floor plans, material selections, sections, and elevations are refined with greater precision in dimensions and details. We also create 3D models with different levels of detail depending on the project needs. Our most detailed 3D models can accurately visually present the designed space with actual selected fixtures and finishes.
Not every project will require permitting, but if it does we have you covered. We will research all the requirements for permitting, create a Permit Set, and collaborate with any other specialist needed (surveyors, civil/structural engineers, etc.). This set contains plans and notes that align with the building and zoning department’s checklist, energy efficiency, engineering notes and details, and more.
Our involvement doesn't stop with submitting the Permit Set. We remain in constant communication with the jurisdiction ensuring the permit is issued as efficiently as possible.
The transition from design development (or a permit set) to construction documents is the process of finalizing design decisions and converting them into detailed technical drawings and specifications. Construction documents serve as instructions from the architect to the contractor, outlining exactly how to bring the architect’s design to life. This set includes architectural, structural, electrical, plumbing, mechanical, and landscape drawings, along with comprehensive specifications.
Our involvement is essential both before and during construction, allowing us to guide the project toward a cohesive and high-quality outcome.
Once the designs reaches a sufficient stage of completeness, we work closely with our clients to help them choose a builder/contractor and opportunities for value engineering. For example, in selecting materials, we might choose finishes or fixtures that offer the desired look and durability at a lower cost, or adjust structural elements to reduce construction complexity. By engaging in value engineering early in the design and planning phases, we can incorporate these modifications seamlessly, minimizing the need for costly changes later on.
During construction, we stay actively engaged, coordinating with contractors, resolving any issues, and making adjustments as needed to maintain the design's integrity. This approach allows us to balance cost efficiency with quality, ensuring the final result meets both aesthetic and functional standards.
